1. General Terms
All reservations at Orias Kythnos are subject to the present terms and conditions. By confirming a booking, guests acknowledge and agree to comply with these policies. Reservations are considered confirmed only after written electronic confirmation has been sent by Orias Kythnos. The property reserves the right to refuse service or cancel reservations in cases of force majeure, incomplete payments, invalid payment details, or violation of house rules.
2. Payment Methods & Prepayment Policy
• Accepted payment methods: Credit/Debit cards (Visa, MasterCard, Maestro, American Express). Cash payments may not be accepted on the premises.
• A prepayment of 30% of the total accommodation cost is required at the time of booking.
• The remaining balance of the reservation is due upon arrival.
• All transaction fees, banking costs, and currency conversion charges are borne by the guest.
• Failure to provide valid payment details may result in automatic cancellation of the reservation.
3. Cancellation & Modification Policy
• If the booking is cancelled after the free cancellation period ends, a cancellation fee of 30% of the total accommodation cost will be charged.
• If the booking is cancelled within 4 days before arrival, the cancellation fee will be 100% of the total accommodation cost.
• No‑Show: Failure to arrive on the scheduled date without prior notice results in a 100% charge.
• Early Departure: In case of early departure, 100% of the remaining nights will be charged.
• Reservation changes (dates, room type, guest number) are subject to availability and may incur price differences.
4. Check‑in and Check‑out Policy
• Check‑in: from 15:00 until 23:00 (unless otherwise arranged).
• Check‑out: until 11:00.
• Early check‑in or late check‑out may be possible upon request, subject to availability and charges.
• A valid government-issued ID or passport is required for check‑in.
5. Guest Age & Occupancy
• Minimum age for check‑in: 16 years (unless otherwise specified).
• Children policy: Adults only allowed
• Extra beds / cribs: No extra beds or cribs
• Unauthorized overnight guests are not permitted without management approval.
6. House Rules
• Smoking is not permitted inside suites and indoor common areas.
• Pets: Not allowed.
• Parties/Events: Social gatherings, parties, or events (including bachelor/bachelorette parties) are not permitted.
• Quiet Hours: Guests must respect quiet hours between 23:00 – 09:00.
• Guests are financially responsible for any damages caused to the property or its contents.
7. Taxes & Fees
• City/Accommodation Tax: €2.00 per night per room (April – October) and €0.50 per night per room (November – March), payable by guests in accordance with Greek law.
• Additional charges for special requests or services will be communicated in advance.
8. Privacy & Data Protection
Orias Kythnos respects your privacy and complies with the General Data Protection Regulation (GDPR). Collected data (name, contact details, booking details, payment details) is used solely for reservation management, legal compliance, and service improvement. Personal data is not shared with third parties, except trusted partners or authorities as required by law. Guests may request data access or deletion by contacting the property directly.
